Frequently Asked Questions

What preparation is required for a site to be built on?
  • Site survey and soil test
  • Excavation works
  • Retaining walls
  • Concrete piering
  • Slab pour
Do I get insurance during my build?

What is covered

During the period of construction, Ambrose Homes will have a public liability insurance policy in place for the construction site. This covers the Builder and Owner for liability for physical loss, destruction or damage to the building works, as well as the goods and building materials on site as described in your Contract documents.

What is not covered

Owner’s personal items should be removed from the site prior to commencement of construction as any personal items left on site during construction are left at the Owner’s risk. This information is outlined in the Contract which is a document you will sign at your Contract Appointment.

Can we use our own tradies?

Current Statutory requirements hold builders responsible for all structural issues and therefore we can not partially complete a build. Only contracted suppliers and subcontractors can work on our homes but once the home is considered complete, then it’s all yours.

Can I access my home during construction?

Building your new home is exciting and we understand that you will be keen to see the construction progress. Visitations can only be made with scheduled appointments with your Site Supervisor. Building sites can be potentially dangerous, so the safety of yourself and our team is our top priority. This information is in your Contract and relevant OH&S regulations.

Who do I contact during the building process?

From the first consultation meeting through to completion, Managing Director, Lee Ambrose will stay in close contact with you, keeping you informed each step of the way.

Can I extend my garage?

If your block size and house type can accommodate, then we can explore this option for you.

Can I have a swimming pool as part of the inclusion?

Yes, we can accommodate for all your pool and landscaping requirements as part of a complete new home hand-over.

Is there ongoing support after hand-over?

Yes, Ambrose Homes provide a warranty inspection 3 months after settlement and will be in contact with you during this time to discuss any concerns you may have.

Is my new home under warranty?

Your new home will adhere to the industry-wide 7 year structural warranty and the 2 year non-structural warranty. Should any structural or non-structural issues arise, Ambrose Homes will do an assessment on these items and arrange for them to be fixed.

Where are your build zones?

Brisbane, Sunshine Coast, Gympie and Gold Coast.
